Type of Dwelling
Single-family leasehold condominium units. The Building 5 Condominium Association shall be responsible for maintaining, managing, and administrating those common responsibilities and areas unique to Building 5 (e.g., exterior surfaces, property insurance) as defined below. The Building 5 Condominium Association shall belong to the umbrella condominium association representing the shared interests of all buildings on the M.W. Carr & Company site (i.e., Buildings 1, 2, 3 and 4). This master condominium association shall be responsible for such common interests as parking lot snow removal, site security, landscaping, etc.
Common Areas
Common areas to be maintained and repaired by the Building 5 Condominium Association include all exterior lighting, surfaces, stairs, and catwalks; entry stairs and ramp to basement; landscaping and sidewalks exclusive to the use of Building 5; glazing; feeder utility pipes to each unit; internal piping used by more than one unit. All other utility piping used exclusively by a single unit shall be the responsibility of that unit.
Landscaping and snow removal of common areas exclusive to Building 5 shall be the responsibility of the Building 5 Condominium Association. Common utilities shall include exterior lighting; heating and lighting of mechanical rooms and storage boxes; and water and sewer.
Interior common areas shall include all structural elements, party walls, mechanical rooms, sprinkler and building alarm systems.
Each unit shall have the exclusive right to those deck areas contiguous to each unit entrance. Penthouse units shall have exclusive rights to the roof deck along the east side of each unit.
Storage
Each unit shall have the exclusive right to a deeded, basement-level storage closet.
Parking
Each unit shall have exclusive rights to an assigned parking space.
The Building 5 Condominium Association will maintain a comprehensive property insurance policy for the structure and the common areas. Liability and Directors and Officers coverage will also be included. The Master Policy will not cover unit contents.
Real Estate Taxes
Unit owners pay their respective real estate taxes.
Exception: Year one tax bill may not be available for each unit. In that case the buyer pays the proportionate cost of the total tax bill (according to beneficial interest percentage) on a pro-rata basis from the date of closing.
Landscaping
All exterior landscaping by developer; landscaping of exclusive use areas to conform with condominium documents design guidelines and trustees review.
Parking Lot
Asphalt.

Asphalt and/or brick. Granite curbs.
Exterior Decks and Stairs
Fiberglass I-bar grating; structural steel framing; steel guardrails; galvanized steel stair treads; galvanized steel roof over stair towers.
